Residential Excavation Services for Homeowners and Builders

Residential excavation is any digging, grading, trenching or removal work on a house lot, from the first scoop of a new foundation to the final grade around a finished home. It covers new construction, additions, renovations, landscaping prep and repairs to drainage or buried services.

Homeowners usually call us with one specific problem: a wet basement, a pool they want in or out, or a cracked concrete driveway. Builders and renovators call when they need a reliable excavation sub who shows up on the scheduled day and leaves the hole to the dimensions on the drawings.

Every residential job starts with the same three checks. We confirm the locates are in, we look at how a machine will physically reach the work, and we decide where the excavated soil will go.

Foundations, Basements and Additions

Structural digs are the most exacting work we do on a home, because the footings will sit on whatever we leave behind. These services all need undisturbed native soil at the right depth, a clean footing base and careful work beside existing walls.

Digging Foundations for New Homes and Additions

Our foundation excavation service for new homes and additions digs to the depth set by your drawings and the 1.2 m (4 ft) minimum frost cover used for footings in this region. We over-dig enough working room for forming crews and damp-proofing, then fine-grade the footing base by hand where needed.

For additions, we dig tight to the existing foundation without undermining it and set aside topsoil so it can go back on the lawn.

Basement Lowering and Underpinning

Older Cambridge and Kitchener homes often have basements under 2 m (6.5 ft) of headroom. Our basement excavation and dig-out service removes soil from inside the existing basement, often by conveyor through a window opening.

When the floor goes below the existing footings, the walls need new support. That work is done in short, engineered sections through our shoring and underpinning excavation service.

Walkouts and Separate Entrances

A walkout or walk-up entrance brings daylight and direct access into a basement, which is often the first step toward a legal secondary suite. Our basement walkout excavation service cuts the opening, digs for the retaining walls and stairs, and installs drainage at the bottom so the new door does not flood.

Backyard Projects

Backyard work is mostly about access and lawn protection. Most rear yards in Waterloo Region are reached through a side yard of 1.2 to 2.5 m (4 to 8 ft), so we match the machine to the gate before we quote.

Pool Excavation and Pool Removal

Our pool excavation service digs vinyl liner, fibreglass and concrete pool holes to the installer's layout, with the floor and deep end shaped to their spec. We plan where the spoil goes before digging, because a 4.9 x 9.8 m (16 x 32 ft) pool produces roughly 90 to 130 m³ of loose soil once it swells, or about 8 to 12 tandem dump truck loads.

Going the other way, our swimming pool removal service breaks out the shell or liner, drills the floor for drainage, and backfills with compacted fill so the area can become lawn or a patio.

Deck Footings and Fence Posts

Deck footings need to reach below frost or they heave every winter. Our post and pole hole digging service augers clean, straight holes for sonotubes, helical pile alternatives, fence posts and pergolas, usually in a few hours instead of a weekend with a shovel.

Drainage, Grading and Septic

Water causes more home repair bills than any other soil problem. These services move water away from the house, or treat it safely on rural properties without municipal sewer.

French Drains and Yard Drainage

Heavy clay soils across much of Cambridge and Kitchener hold water at the surface and against foundation walls. Our drainage excavation service installs French drains with perforated pipe, 19 mm clear stone and filter fabric, plus weeping tile replacement, dry wells and swales that carry water to a legal outlet.

Yard Grading

The Ontario Building Code expects the ground to slope away from a house, and most lot grading plans call for about 2% to 5% fall in the first few metres. Our grading and levelling service corrects negative grade, fills low spots, and prepares even, compacted subgrade for sod, seed or a patio base.

Septic Tanks and Leaching Beds for Rural Homes

Homes in Puslinch, Woolwich, Wilmot and other rural areas rely on private sewage systems regulated under Part 8 of the Ontario Building Code. Our septic system excavation service digs for new tanks, conventional and raised leaching beds, and tank replacements on the layout set by the septic designer and permit.

Driveways, Demolition and Removal

Removal work makes room for something new, so we plan the disposal and the next stage together. Clean concrete and asphalt can be recycled, which often keeps disposal costs below landfill rates.

Most driveway failures start with a thin or contaminated base, not the surface. Our driveway excavation and preparation service digs out organic soil, lays geotextile where the subgrade is soft, and builds a compacted Granular B and Granular A base ready for gravel, pavers or asphalt.

House, Garage and Shed Demolition

Our residential demolition service takes down detached garages, sheds, additions and full houses on infill lots. Before the machine arrives, utilities are disconnected, a demolition permit is in place, and any designated substances such as asbestos are dealt with by a qualified abatement company.

Concrete Removal

Old driveways, patios, walkways and garage slabs come out quickly with a hydraulic breaker and a loader. Through our concrete breaking and removal service, we saw-cut clean edges where concrete stays and haul the broken material to a recycler.

Planning a Home Excavation Project

Good planning comes down to five things: permits, locates, access, neighbours and timing. Getting them sorted before dig day is what keeps a residential project on schedule and on budget.

  • Permits: foundations, additions, walkouts, demolition and septic systems need a building permit from your municipality. Some lots also sit in a Grand River Conservation Authority regulated area, where grading or fill needs a separate GRCA permit.
  • Locates: every dig needs underground utilities marked first. Requests through Ontario One Call are free, and utilities generally have five business days to mark a standard request.
  • Access: measure the narrowest point between the street and the work, including gates, AC units, window wells and overhead wires. That number decides which machine we send.
  • Neighbours: a quick note about dates, truck traffic and noise goes a long way, especially on narrow older streets.
  • Timing: spring frost-out and wet weeks soften clay, so plan lawn-sensitive work for drier stretches when you can.

What to Expect on Your Property

Expect a tidy, protected work zone and clear updates from start to finish. Before any machine crosses your lawn, we lay ground protection mats or plywood along the travel route to spread the load and prevent ruts.

Driveways get the same care. We keep steel tracks and bucket teeth off finished surfaces where possible, and sweep and scrape the street and driveway at the end of each day.

How much does residential excavation cost?

Most residential excavation in Waterloo Region costs anywhere from about $1,500 for small trenching or footing work to $20,000 or more for a full foundation, walkout or pool dig. The price depends on soil volume, depth, machine access, haul-away distance and whether rock, groundwater or contaminated fill turn up.

Do I need a permit to dig on my property?

It depends on the job. Foundations, additions, walkouts, demolition and septic systems need a building permit, while a drainage trench or deck footings for a low deck often do not.

Grading or filling inside a GRCA regulated area, or near a creek or wetland, can need a conservation authority permit even for landscaping. We will tell you what your project likely needs during the site visit.

How do you protect my lawn and driveway?

We protect lawns with ground protection mats or plywood along the travel route and by using rubber-tracked compact machines wherever they can do the work. Lighter machines and spread-out loads prevent most rutting.

Any turf disturbed along the access route is raked out and can be topsoiled and seeded as part of the final grade.

How soon can you start?

Most residential jobs can start one to three weeks after you approve the quote, depending on the season and permits. Locates are the usual limiting step, since utilities generally have five business days to mark a standard request.

Small jobs that are already permitted and located can sometimes be fit in sooner, especially in spring and late fall.
