Excavation in Kitchener's Neighbourhoods

Kitchener's neighbourhoods were built in clear waves, and each wave brings a different kind of excavation call. Here is what we typically find in four parts of the city.

Victoria Park and Central Frederick

These central neighbourhoods hold some of Kitchener's oldest brick homes, many on narrow lots with shared or single-width driveways. Victoria Park is also one of the city's four heritage conservation districts.

Access is the main challenge here. We use compact machines, haul soil out the same day instead of stockpiling on a tight lot, and plan around mature street trees and neighbours' foundations a few metres away.

Doon and Pioneer Park

Doon was settled by Mennonite families around 1800 and now sits on the slopes of the Grand River valley in south Kitchener. Pioneer Park's homes were mostly built in the 1970s and 1980s on large, treed lots.

Slopes and valley soils are the story here. Walkouts, retaining wall footings and drainage swales are common requests, and lots near the river valley may need Grand River Conservation Authority (GRCA) approval before grading.

Forest Heights and Laurentian Hills

Laurentian Hills grew mainly in the 1960s and 1970s, and Forest Heights was built from the mid-1970s into the 1990s. Many of these homes are now 30 to 60 years old.

That age is when original sewer laterals, weeping tile and driveway bases start to fail. Much of our west-end Kitchener work is replacing those systems without tearing up more of the yard than necessary.

Huron Park, Williamsburg and Rosenberg

Southwest Kitchener is where the city has been growing outward, with newer subdivisions and active building lots. Here we dig for new homes, pools, deck footings and finished grading on recently built lots.

Newer lots are built to an approved subdivision grading plan, so any pool, patio or yard regrade has to keep water moving the way that plan intends. We check the plan before we move soil.

Infill, Intensification and Basement Units

Kitchener now permits up to four dwelling units on most residential lots, which has turned many basements into rental units. Council approved the change on March 25, 2024 for lots that allow a single detached, semi-detached or street townhouse dwelling, about 41,450 lots or 68% of the city's residential properties.

Growth is strongest near the ION light rail line and in central neighbourhoods, where older homes are being converted or replaced. Most of those projects need a separate entrance, a lowered floor or new services, and every one of those starts with excavation.

Heritage Districts and Older Foundations

Kitchener has four heritage conservation districts: St. Mary's, Upper Doon, Victoria Park and Civic Centre. If your property is designated within one of them, a heritage permit may be needed before you change or demolish a building, on top of the regular building or demolition permit.

The Victoria Park plan aims to conserve the neighbourhood's Victorian architecture and landscapes, and the Upper Doon plan protects the rural character of the former Village of Doon. You can confirm your property's status on the City's Kitchener heritage properties and districts page.

Homes in these districts often sit on rubble stone or early poured concrete foundations. We open these walls in short sections, support them before digging below the footing and backfill with free-draining granular so the old masonry is not loaded unevenly.

Kitchener Permits and Approvals

Kitchener excavation work most often needs a building or demolition permit, a lot grading plan or a driveway widening permit. Which ones apply depends on whether you are building, tearing down or changing how the lot drains and meets the street.

Kitchener Building and Demolition Permits

New homes, additions and additional dwelling units all need a building permit from the City. Tearing down a house needs a residential demolition permit, which the City pairs with a pre-grading plan and a post-grading plan prepared by a professional engineer or an Ontario land surveyor.

Smaller teardowns such as sheds and garages over 10 m² (108 sq ft) fall under a minor demolition permit. Details are on the City's Kitchener residential building permits page.

Lot Grading for New Homes and Additions

In Kitchener subdivisions, an individual lot grading plan must accompany the building permit application and match the approved subdivision grading plan. Once the house is built and the lot is fine graded, topsoiled and sodded, a consultant inspects and certifies the final grades.

Curb Cuts and Driveway Widening

You need a City permit to cut the curb or widen the driveway apron onto the boulevard beyond your property line. Apply at least 15 business days ahead, and expect the City to check clearances such as 1 m from hydrants and poles and 2 m from community mailboxes.

The maximum driveway width comes from the zoning by-law and depends on your dwelling type, garage and whether you are in a central or suburban area. The City's driveway widening permit rules for Kitchener also bar widenings that remove on-street parking or harm City trees.

Soils From the Waterloo Moraine to the Grand River

Kitchener's soil can change from loose sand to sticky clay within a few streets. Much of the city sits on the eastern part of the Waterloo Moraine, a large body of glacial sand and gravel, while silty and clayey tills such as the Port Stanley and Maryhill tills surround it.

Local hills like Chicopee and the Doon Pinnacle are kames, mounds of sand and gravel dropped by glacial meltwater. Along the Grand, the bluffs at Homer Watson Park expose layer after layer of hard till, glacial lake clay and outwash gravel, and digs in the valley often cross several of these in one wall.

Sand caves and needs sloping or a trench box once a dig passes 1.2 m (4 ft). Clay holds water, makes poor backfill and has to be trucked out as excess soil, so we price clay sites with more hauling and more imported Granular B or clear stone.
